DC Real Estate Market Trends

Generally, when I talk to someone about the DC area real estate market, the first question I get is “How’s the market?”  I don’t think it really matters if I am talking to a home buyer or an owner, everyone seems curious, they all want to know whether or not homes are selling and for how much.

It seems that buyers want to know how much of a discount from an asking price they may be able to expect, while sellers are more worried about the exact same discount that they fear they will be expected to part with!  Also of concern, how long will it take to get their house sold?

For my part, as a professional DC Area Real Estate Agent, it doesn’t matter if I am talking to a home buyer or a seller, I need to have the best available data, and have it ready to share with my clients.  To help with that goal, I am constantly studying info on sold properties in the area, as well as homes that are currently for sale, to give my clients a detailed look at what is really happening in the real estate market in their neighborhood.

For instance, here is a sample graph that I put together for a client in late 2010 or early 2011.  This particular client was interested in Bethesda MD homes for sale, and had asked for some data to help guide him as he prepared to buy a new home.  In this particular situation, we wanted to see two year’s worth of data tracking the median asking price of homes that were for sale in Bethesda.  This is just a small example of what I have at my fingertips at a moment’s notice for my clients.

But maybe you don’t live in Bethesda, but are more interested in Potomac MD homes, and maybe you aren’t as concerned with the asking prices of homes for sale, but rather how long homes are staying on the market.  Well, your wish is my command!  Here is another example of the information that I can provide.
